  • Full Doc Conventional
    Full Doc Conventional

    Typically provided by banks and credit unions, these loans offer the lowest rates and have the greatest flexibility with terms and property types. Ideal for borrowers with excellent credit and financial wherewithal. Fixed and Variable Rate options avaiable. Non Recourse is available for lower leverage loans.

  • Stated Income
    Stated Income

    This program does not require verification of income and documentation is minimal. Rates are higher than Conventional Full Doc loans, but the closing period is usually much faster.

  • SBA
    SBA

    Government sponsored loan programs that are reserved for businesses that will occupy the property (for example, as the company headquarters). Can be used for purchase or refinance, as well as for renovations and equipment purchase. Rates are very attractive and businesses can borrow up to 90% of the purchase price or value of the property.

  • Bridge
    Bridge

    Short term, higher rate loans that are typically used when the borrower needs to close fast or in distressed situations. Loan to value is typically low (50-60%), but lenders can usually close very fast and documentation is extremely limited.

  • CMBS
    CMBS

    Non-recourse loans with low fixed rates and moderate leverage restrictions (70%). Restricted to stabilized, multi-tenant investment real estate properties such as office buildings, industrial complexes, shopping centers, and multifamily. Ideal for long term investors, due to prepayment restrictions, and loan amounts in excess of $5 million.

  • USDA
    USDA

    Government sponsored program that offers long term, fixed rate financing for commercial properties being purchased or built in non-urbanized areas (less than 50,000 inhabitants).
